BlueCHP Named Preferred Proponent for Affordable Housing Delivery in Gold Coast South

23 Jul 2026

BlueCHP has been named the preferred proponent to deliver and manage 57 affordable homes at Varsity Lakes on Queensland’s Gold Coast. The project supports the Queensland Government’s commitment to increasing housing supply in high-demand locations.

The announcement marks another significant milestone for BlueCHP. Through the Queensland Government’s Land Activation Program, BlueCHP will deliver the affordable housing component of the broader Varsity Lakes precinct. Economic Development Queensland (EDQ) leads the program, unlocking well-located government land to increase housing supply and deliver more homes for Queenslanders.

Located next to Varsity Lakes Station, the five-storey apartment building will comprise 57 two-bedroom affordable homes. Residents will benefit from convenient access to public transport, employment opportunities, education, and essential services. The homes will provide affordable rental opportunities for eligible low-to-moderate-income households. This includes essential workers who want to live closer to where they work. As the Community Housing Provider, BlueCHP will own, operate, and manage the homes once complete.

The project forms part of the Queensland Government’s announcement of 270 new homes for Varsity Lakes. EDQ is coordinating delivery through the Land Activation Program, in partnership with community housing providers and the private sector. As a result, the initiative will help address housing demand in one of the Gold Coast’s fastest-growing regions.

BlueCHP CEO Charles Northcote welcomed the announcement. He said the project demonstrates the important role community housing providers play in delivering long-term housing outcomes.

“Having a community housing provider lead delivery of the affordable housing reflects a genuine understanding that this type of housing isn’t just about construction; it’s about long-term, professional management of tenancies and communities. BlueCHP is proud that our track record as a Tier 1 Community Housing Provider has been recognised, and we look forward to working closely with MEDQ to deliver on that trust.”

The Varsity Lakes project continues BlueCHP’s growth across Queensland. It also builds on the organisation’s expanding portfolio of social, affordable, and disability housing. Once complete, the new homes will provide more Queenslanders with access to secure, affordable housing in a well-connected community.

As the project progresses, BlueCHP looks forward to working collaboratively with Economic Development Queensland (EDQ), Connect Housing Group, Red & Co, and the wider project team.
