This unique, mixed-tenure development demonstrates a successful partnership between BlueCHP, Housing Australia, and Homes NSW



A distinctive mixed-tenure community housing development in Lane Cove North, delivering private, social, and Specialist Disability Accommodation (SDA) within a thoughtfully designed ‘vertical village’. The project brings together diverse housing types in a single integrated setting, supporting inclusive, connected living in Sydney’s inner north.
A Connected Living Environment
Comprising 30 apartments, the development provides a balanced mix of private, social, and SDA housing, including purpose-built homes for people with complex disabilities. The design prioritises independence while fostering a strong sense of community, enabling residents to live with dignity, choice, and connection.
Shared spaces, including landscaped communal areas and a rooftop garden, create opportunities for interaction and wellbeing, reinforcing the project’s ‘vertical village’ concept. These spaces support both social connection and quiet retreat, enhancing day-to-day living for residents.
Innovative Delivery Model
Delivered in partnership with Homes NSW and Housing Australia, the project demonstrates a collaborative and scalable approach to housing delivery. The site, originally comprising multiple allotments, was consolidated through a sale and buy-back arrangement to unlock greater density and improve overall housing outcomes.
This approach enabled a more efficient use of land while maintaining a high-quality built form that responds to its surrounding context.
Design, Sustainability & Accessibility
The development has been designed to deliver long-term performance, sustainability, and accessibility. Achieving a 7-star NatHERS energy rating, the building incorporates climate-responsive design principles to improve energy efficiency and resident comfort.
Accessibility is embedded throughout, with SDA apartments designed to meet the needs of residents with complex disabilities, alongside step-free access and inclusive design features across the development.
